OUR VISION & MISSION
To introduce ourselves, we are a medium sized dedicated dynamic residential letting and sales agency. We look after the greater Helderberg Basin area. We proudly look after the Landlords’ property in his/her absence. Landlords have indicated the need to have a trustworthy letting and management agency at their disposal, to look after their assets with integrity and professionalism in their absence.
WHAT SETS US APART AS SUCCESSFUL LETTING AGENTS AND SELLING AGENTS

We concentrate onmedium to longterm letting. Very little holiday letting

No tenant is given a key to the front door nor expected to find the home without one of our consultants being present.

We insist that the tenant is present at the Incoming and Outgoing Inspection, a five page checklist is concluded protecting both the Lessor and the Lessee.

No tenant is ever given access to a property before the damage deposit and lease fees are paid in full.

Regular visits are made to the tenant to ensure that their needs are met, and the Landlord’s interest is always protected.

Your money is always safe, as we use the “PayProp Trust Account” payment and administrative system. No cash changes hands. We prefer internet payments and debit orders. No Cheques are acceptable.

Statements are emailed monthly so that the Landlord and Tenant are fully aware of their financial status. The Landlord can also access the statements electronically at any-time.

Rental Recipe is backed by a highly successful, independent team of artisans, each a specialist in their own field. No work, is carried out without the Landlord’s approval, unless an emergency water or electrical issue.

For now, we do not charge a “Finder’s Fee”, we simply charge a standard monthly procurement and collection feeof 12%.

Our lease fee is fair, and costs the tenant less than most opposition companies.

Our lease is probably the most up to date lease as we constantly adhere to the terms of the Rental Housing Act and other legal issues.It is amendedmonthly or as often as required.

The agent who signs up the lease and works with the tenant is qualified and is in possession of a valid Fidelity Fund Certificate, as required by the Estate Agency Affairs Board. This is not the case generally.

We communicate via e-mail with our landlords on a regular basis and we respond to both telephone and regular emails in a timely manner.

We belong to TPN (Tenant Profile Network) which is a specialized Credit Bureau for the South African Rental Industry. This relationship provides credit screening and reports for the rental property market, and history of applying tenant’s payment records and behaviour.

A monthly sms and e-mail as a reminder is sent to the tenant for payment of rent.

A receipt is sent via sms or e-mail for money received.

The Landlord is notified via sms or e-mail when rent has been transferred into his/her account.

Did you know, we will pay your monthly levy and or your rates account for you from your monthly rental proceeds, absolutely free?

At the end of each financial year, PayProp will provide you with a statement of income and expenditure for your tax purposes absolutely free.

Our property sales have in the main come from the Landlord’s & Tenants we work with via the Body Corporate involvement and leasing relationship.

Once the relationship Landlord/Tenant/Agent has been established, those parties choose to work with us exclusively.

We also operate strategic alliances in other real estate companies, working together for mutual success.
